Our software produces superb brochures for tenants browsing online. As an online agent, we know the key to success in rentals is the quality of the photographs and the brochure. With professional photography, we take eye-catching photos to attract quality applicants.

Our dedicated team will handle enquiries, manage viewings, and ensure tenants are found who match your needs and the property. Our viewings are conducted professionally and thoroughly to make sure all information is given upfront.

After agreeing the tenancy terms with you, we conduct detailed referencing which includes thorough credit; landlord; income; and ID, checks. Once the references return, we will update you and prepare the property for rental.

We use The Lettings Hub for our referencing who conduct thorough referencing as well as providing 12 months of tenant monitoring, inclusive of their service. This means that monthly credit checks are reported to us and there isn't a footprint left on the tenant's credit history. Furthermore, they offer FREE EVICTION SERVICES AND LEGAL ADVICE during the first 12 months should the tenant default at any point. This is because they are so confident in their robust reference checks.

Type of Tenancies

We can arrange fixed residential Assured Shorthold Tenancies for a minimum period of six months. We also have non-Housing Act 1988 Tenancies for: Companies; Premium Leases; High Rents; Trusts; Resident Landlords; and Not The Tenant’s Main Home.
We have additional clauses for pets, cleaning, gardens, permitted occupants, etc.
We can put together lodger agreements; licencee agreements; HMOs, and short lets.
With our comprehensive Legislative Rental Agreements, Patrick Oliver Ltd ensures that your property is returned in the same condition as at the start, as well as guaranteeing cohesion between landlord, the agent, and tenants.

Property Management

Our team of local experts have fully referenced and vetted contractors to fix your problem as quickly as possible. A dedicated inbound maintenance office number, online chat, and email, are available for  tenants to report an issue. Reported issues will be problem solved, quotes sourced, and upon your approval, actioned and remedied. A full report is kept at all times of the communication and work carried out.

With experienced individuals, our team rely on local professional contractors to inspect the problem and report back regularly with updates. We contact you to discuss the maintenance and discover the best and quickest resolution. Our local property managers will then visit the property to check the work if necessary.

From our inventories, to the check ins, inspection visits and maintenance, the checkouts and deposit returns; these are dealt with professionally and efficiently.
