Holiday Let Management Service: Looking after your Property Like Its Our Own. 

Priority is given to the full management of your property and we always go the extra mile. We regularly think of innovative ways to dress your home and alter the furniture layout so as to achieve the maximum income. Our goal is to achieve regular 5 star reviews and repeat bookings for your property. These strategies guarantee that your investment should earn you at least 20% more than you would renting it for the longer term. 

Please contact us for an initial consultation or to arrange a meeting in person to discuss turning your home into a holiday home. We have an extensive list of requirements and will be on hand at all times to assist you prepare your property for holiday lettings. We recommend various interior design ideas and advise you on how to best dress your house to the desired standards of guests. When you have reached the stage where your property is ready, we have logical steps to follow and finalise your rental.

Preparation 

Our professional photographer uses panoramic features; wide angle lenses; and additional flood lighting, to make your property stand out among the listings. This is the difference between them thinking: 'Maybe we will book', and ‘We must stay here!’. We also have an extensive selection of local area photographs to boost your listing.

The AirBnB listing involves a lot of working with you, the home owner, to ensure that we achieve a holiday let which we are both equally proud of and will attract the highest number of bookings all year round. The local area and its attractions are also important to highlight to visitors so any input from yourself is always welcome.

Managing your Listing

We manage your property via AirBnB and and we work hard to ensure that your listing, its pricing, and various booking options, will be as appealing as possible for guests. Once it is live, we start making it work! We immediately respond to bookings; handle enquiries; leave reviews; organise the changeovers; top up supplies; fix any problems; and personally inspect the property monthly. 

When your property is live online, we will keep you updated of new bookings during the first few months. We add new photos when necessary and monitor the number of people who have viewed it online. We recommend adopting a reasonable rate on at the beginning as we want to get you some excellent reviews which encourages others to book more frequently. 

A key aspect of our job involves managing enquiries and responding to them quickly. From 8am to 8pm, we answer within 60 minutes and do our best to accommodate all requests. As bookings come in, we send them a welcome message and then we send the check in information the day before. 

We handle any issues that arise while the guests are staying and visit them if necessary, as we are local and on hand with support. We leave a review for every guest and they in turn review your property, which works perfectly for future bookings. 

Changeovers

Deep cleaning is vital. That is why we work with several local cleaning companies and interview each cleaner, before entrusting them to clean your property after each stay. They are given an extensive list of cleaning requirements to do and also instructed to deep clean monthly. We know how important it is to maintain your property to a high standard and we ask them to report to our office the requirement for any additional cleaning whenever necessary. 

We instruct the cleaner every week: when they need to clean, for how long, and when they will next be needed. Should an instant booking occur, they are prepared to clean the same day to have it ready and make sure that you maintain your regular income. 

As your agent, we manage the earnings and pay you monthly. We keep a record of all cleaning hours and replacement cleaning products which are deducted from your monthly earnings. We also personally check your property on a monthly basis to ensure it is being looked after and maintained to the highest standard. 

Check In

We thoroughly recommend a key safe to avoid the added hassle of meet and greets with guests, especially during busy periods. This works very well and it is easy for guests to check in. However, if this is not an option then we can provide a meet and greet service.

Charming 17th Century Old Town Cottage 
March 2017 - Gemma's place is a fantastic period, cosy home. Gemma is a great communicator and replies in minutes. The place incredibly central, right on the streets of old town (the area you really want to stay in Hastings). We found some fantastic restaurants and pubs around the area, with easy access to a great hike within minutes. The home itself is very clean, there's a hairdryer (always a bonus in my girlfriends book!). You'll find the place very well stocked with amenities, we didn't cook this time, but I would have no trouble doing so. I would say the place comfortably sleeps 4, with two in the master and the other two in the singles. Otherwise the place is beautiful and really lives up to the listing of being a fantastic older home. If you are thinking of a trip to Hastings, stay here.

Immaculate 2 Bedroom Seafront Flat 
December 2016 - Gemma made us very welcome, and was very swift with communication which made our arrival and departure very smooth. The apartment was very clean and comfortable and the kitchen is well equipped. The location is beautiful (as the photos suggested) overlooking the seafront and it is perfectly placed to explore St.Leonards and the main town of Hastings, both of which have a range of independent shops/galleries and places to eat&drink of great quality and individuality.

March 2017 - Fantastic spotless flat with stunning views out to sea.Loved listening to the waves crashing on to the beach in the evening.Will definitely book Gemma's flat whenever I am in Hastings again.
