Benefits of an agent managing your rental property

Have you ever forgotten to renew your annual Gas Safety Certificate? Do you know when your EPC runs out? Would you know your PAT from your EICR, or your AST from your non-AST?

Do you know the penalties incurred by not abiding by the endless list of lettings legislation? If not, then maybe it’s time to carefully choose your local agent when it comes to finding suitable tenants and the long term management of your significant investment.

It may seem that avoiding the costs of an agent, or choosing the largest agent or cheapest agent, will financially help you in the short term, but without the ongoing support of a qualified dedicated Lettings Expert, then it can become a costly or stressful situation.

There’s far more to lettings than finding a tenant, collecting rent, and handling maintenance. When it goes right it’s fine, but wouldn’t it be nice to know you’ll always be supported by a local, professional, qualified agent, who respects your property like it’s their own?

Always look for the agent who has the following as a minimum:

1.       Choose one that is a member of a regulated organisation - ARLA, the Association of Residential Letting Agents promotes itself as the only professional self-regulating body to be solely concerned with lettings and letting agents.   ARLA provides a professional trading standards platform and redress system for letting agents, tenants and landlords alike.  From a landlord’s point of view, there are any number of good reasons why you should choose an ARLA registered agent, but here are the main ones:

  • ARLA agents are required to be trained and qualified as well as following a structured programme of Continuous Professional Development to keep their skills up to date.  This means that the advice they’re giving you is based on a solid, up-to-date knowledge base.
  • All ARLA agents voluntarily adhere to the Code of Practice and Rules of Conduct for their professional body, which means they trade to the highest possible professional standards.

2.       They have a clear fee structure

3.       They carry out regular property checks

Are you happy with your current managing agent? Are you enjoying managing your own rental property? Do you always use the same letting agent to find your tenants?

If you hesitated for a moment about any of the above questions, why not try something different?
