Which camp do you sit in, old versus new? Or do you like both?  One of the favourite parts of my job is the opportunity to visit and value lots of different types of properties. Each one has its own personality, its own identity and ultimately its own unique selling features.

I have to admit I sit in both camps with a passion for all properties. I love the wonky walls but at the same time I love straight lines too.  I remember years ago worrying that a character property dating back to the 1600s that I was selling had a massive bulge in the external wall. However, when the surveyor came around, he was completely unperturbed and just said ‘ah yes in those days they would literally use whatever timber was to hand’.  The same goes for sloping floors, ceilings etc in old properties. As the historical structures move with the ground, and overtime they have naturally settled.  Here at Patrick Oliver, we have been lucky enough this year alone, to have some fabulous historical properties for sale. The property below is an example of the fabulous characteristics that an old property can exude: exposed beams, flint stone walled garden, a large country kitchen, inglenook fireplace and not a straight line in sight!

If it is straight lines that you love then there are lots to choose from in Bishops Stortford and the surrounding area of which we have also been fortunate enough to market and sell lots of this year.  A modern property generally comes with modern insulation and double glazing thus saving you heating costs and providing valuable sound insulation. However, it is a well-known fact that you get better value for money from an older modern property as you are not paying a developers New Build premium.
